Booking and payment
After making a booking, the tenant will receive a confirmation with instructions for accommodation and instructions on where to pick up the key. The booking is confirmed and binding when the tenant has paid the advance payment (30% of the accommodation price). The rental price must be paid in full if there are less than 28 days before the trip.
Stay at the holiday destination
The apartment is available to the customer from 4:00 PM on the day of arrival until 11:00 AM on the day of departure. The cottage is the property of private individuals and must behave properly and not disturb others, e.g. neighbors. Silence is from 10:00 PM to 7:00 AM. In case of problems, the authorities/guards may remove the apartment if necessary. Towels must be used in the sauna and the tenant must bring personal hygiene products, shampoos and soaps. Glass bottles are not allowed in the apartment. Electricity may not be drawn from the cottage, e.g. to heat the hot tub or to continuously heat cars.
Binding
The tenant accepts and agrees to comply with the booking terms and conditions related to the use of the cottage by paying the booking fee. The booking terms and conditions are binding on both parties when the tenant has paid the advance payment or the full rental price.
Key handover
The keys will be handed over when the tenant has paid the rent in full (receipt of payment included). If the tenant loses the key given to him, the tenant will be charged all costs arising from the loss. (Serialization of the lock and ordering new keys). If the key is forgotten inside, we charge a door opening fee of €60 (Mon-Fri before 5 pm) and €120 at other times. Always keep the keys in the key box. Always leave the key in the key box at the end of your holiday.
Linen
The tenant must bring their own linen, or notify the landlord in writing about renting linen (the linen must be collected in a pile at the end of the holiday). Beds must be covered with sheets and pillowcases, the use of sleeping bags on beds is prohibited. If bed linen has not been used on beds, the landlord will wash the pillows and blankets and mattress pads at the tenant’s expense.
Cleaning and cleaning fee
The tenant is responsible for cleaning the apartment during and at the end of the rental period, unless otherwise agreed. The tenant must perform normal daily cleaning and final cleaning. If final cleaning has not been done, even though it was agreed upon when renting, the final cleaning fee is €300 (€125-200 if agreed in advance). The inspection after the tenant leaves will be carried out by property maintenance. Work requiring extensive and special cleaning, such as cleaning up vomit, is priced separately.
Smoking
Smoking is strictly prohibited in the apartments.
Cancellations
Cancellations must always be made in writing by email to the landlord. Cancellations are considered to have occurred at the time when written notification of cancellation has been received. A cancellation fee of €150 is always deducted from the cancellation.
- If cancellations are made later than 30 days before the start of the rental, there is no right to a refund.
- If cancellations are made later than 60 days before the start of the rental, there is no right to a refund of the reservation fee.
- If cancellations are made 90 days before the start of the rental, the advance payment will be refunded.
If cancellations are made due to illness, accident, etc. of the tenant or a close relative, the tenant is entitled to a refund of the reservation fee paid, excluding the €150 cancellation fee. The landlord has the right to demand a medical certificate or other reliable explanation of the reason for the cancellation. A medical certificate or other reliable written explanation must be sent immediately.
Landlord’s right to cancel the reservation
In the event of force majeure, the landlord may cancel the reservation. In this case, the tenant will receive a full refund of the rent paid. If the reservation is not paid on the agreed due dates, the reservation will be considered canceled without prior notice.
Pets
Pets are not allowed in the cottage.
Damage
The tenant is obliged to compensate for any damage they may cause to the apartment or its movables. If the damage has arisen from negligence towards other people’s property, the matter will be treated as vandalism, which will always be reported to the police and compensation for damages will be required in addition to the repair costs. If the compensation claim cannot be agreed with the tenant, the matter will be handled on a case-by-case basis in the Lapland District Court.
Number of people
Only the number of people specified in the reservation confirmation may live in the apartment. The holiday home may not be used by more people than agreed upon when renting the apartment. The use of tents or caravans/caravans on the holiday home property without the landlord’s permission is prohibited.
Renting the cottage further
The rent of the cottage further/re-renting to a third party is strictly prohibited, the rental agreement for the cottage will be terminated immediately if any abuse is detected.
Complaints
All comments and complaints regarding the equipment and condition of the apartments must be addressed to the landlord immediately during the holiday.
